RM Builders & Contractors completed a Passivhaus construction project on Dartmoor. We transformed a derelict granite cottage into a modern, energy-efficient home. The project also earned a Certificate of Recognition from Devon Building Control in 2021.

The cottage sits near Postbridge, surrounded by open moorland. Although the building had suffered from years of exposure, the granite walls remained strong. In addition, the site offers wide views across Dartmoor. The Duchy of Cornwall saw this potential and planned a modern home for long-term use.

This Passivhaus construction counties project required precise work and careful planning. Passivhaus design focuses on insulation, airtightness and solar gain. As a result, heating demand can drop by up to 90% compared with a typical UK home. Our team followed strict standards throughout the build and used high-performance materials to meet these requirements.

We converted the cottage and adjoining barn while keeping their original character. This required a balanced approach and close attention to detail. Our team worked with both modern systems and traditional materials to achieve a consistent finish. At the same time, we retained the feel of a Dartmoor cottage.

We installed a borehole-fed water system to suit the remote location. We also fitted a woodburner to provide heat during colder months. This ensured the property remained practical and comfortable throughout the year.

The completed project achieved Passivhaus EnerPHit Certification and received a Building Excellence Certificate. Today, the cottage stands as a strong example of Passivhaus construction.
